REVIEW IHSG

Kamis,24 May 2018 Indeks Harga Saham Gabungan (IHSG) ditutup dilevel 5946.538 menguat  (2.67%) atau naik 154.537 poin dari level sebelumnya.

Sentimen yang membuat IHSG naik pada hari kemarin yaitu Kurs Dolar terhadap Rupiah yang menyentuh harga 14.142 (0.32%). Sementara itu dari Indeks LQ45-pun menjadi sentimen positif karena naik 31.185 (+3.38%), diperkuat lagi dengan Net Foreign Buy (ALL Market) sebesar 684.59 B.

Dilihat secara teknikal dengan indicator MACD terdapat Golden cross, Sehingga kemungkinan besar IHSG perdagangan untuk hari ini akan mengalami kenaikan dengan target 5950-6100.

KONTAN.CO.ID – JAKARTA. Saham-saham properti mulai merangkak naik. Kinerja ini tercermin pada indeks sektor properti, real estate dan konstruksi bangunan yang naik 2,75% ke level 462 pada perdagangan hari ini (24/5).

Kenaikan indeks ditopang oleh kinerja seluruh saham properti. Saham CTRA memimpin dengan kenaikan sebesar 11,67% ke level Rp 1.005. Diikuti SMRA yang berhasil naik 10,49% menjadi Rp 895, lalu PWON naik 7,86% ke level Rp 535.

Selanjutnya, saham SSIA menanjak 6,67% ke Rp 560, BSDE naik 5,06% ke level Rp 1.660, dan saham PPRO menguat 4,58% ke level Rp 160.

Sedangkan tiga terbawah, yaitu saham ASRI mencatatkan kenaikan 2,40% ke level Rp 342. Lalu, saham APLN yang juga mencatatkan kenaikan 2,04% menajadi Rp 200 dan saham LPKR yang naik 1,63% ke posisi Rp 374 per saham.

Kepala Riset Ekuator Swarna, David Sutyanto menyebut, penguatan terjadi karena sektor ini sudah terkoreksi cukup dalam. Setelah mencapai posisi tertingginya di level 552 pada perdagangan Selasa (20/2), indeks properti konsisten menurun hingga mencapai level terendah 436 pada perdagangan Rabu (9/5).

Kinerja saham properti hari ini juga didorong oleh sentimen pasar yang menilai sektor properti secara valuasi sudah cukup murah. “Harga sahamnya turun, secara valuasi beberapa saham cenderung murah dan kinerja mereka masih oke walaupun ada perlambatan ekonomi,” kata David, Kamis.

Analis Binaartha Parama Sekuritas, Muhammad Nafan Aji menyebut, kenaikan indeks properti merupakan respons pasar atas sejumlah ekspansi yang tengah dilakukan dan pencapaian kinerja beberapa emiten properti. “Dari sisi kinerja keuangan beberapa emiten juga cukup positif dan secara valuasi saham-saham properti sudah cukup murah,” paparnya, Kamis (24/5).

Rata-rata price to earning ratio (PER) emiten properti masih cukup rendah. Sehingga, kenaikan harga saham ini dianggap wajar. Beberapa emiten properti dengan PER rendah di antaranya, BSDE yaitu 6,4 kali, ASRI sekitar 4,8 kali dan PWON 11,6 kali.

Nafan menilai, di antara beberapa saham properti yang layak dicermati adalah saham emiten dengan kepemilikan landbank besar seperti BSDE. Selain itu, emiten properti yang menggarap properti bagi segmen menengah ke bawah juga menarik dicermati, karena kebutuhan rumah di segmen ini terbilang tinggi. Misalnya, CTRA dan PPRO.

Di tengah tren penguatan ini, kenaikan suku bunga BI-7DRRR jadi sentimen negatif yang membayangi sektor properti. Saat kondisi pasar lesu, kenaikan suku bunga dapat mengancam daya beli masyarakat yang ingin membeli rumah dengan skema KPR.

“Penjualan apartemen saat ini dalam kondisi kurang bagus, karena di tengah situasi seperti sekarang ini, investasi jangka panjang membeli properti jadi berisiko dan tidak likuid,” ujar David.

Untuk itu, David memberikan posisi netral untuk saham-saham properti. Namun, jika melihat bisnis, jumlah aset dan kepemilikan landbank, menurutnya, PWON bisa jadi pertimbangan.

Sementara, Nafan berpendapat di tengah kondisi lesu sejumlah emiten properti konsisten melakukan ekspansi untuk memperkuat fondasi fundamental. “Secara umum, pertumbuhan ekonomi kita seharusnya mendukung industri properti,” ujar dia.

Nafan menjagokan BSDE dan PWON. Menurutnya, BSDE memiliki landbank terbesar, kondisi cash flow cukup sehat dengan debt equity ratio (DER) 57%. Sementara PWON membukukan kenaikan laba bersih 61,79% pada kuartal I-2018 menjadi Rp 562,85 miliar.

Opini Kami:

Di tengah tren penguatan saham-saham sektor properti, ada sentimen negatif yang membayangi sektor ini seperti kenaikan suku bunga BI-7DRRR yang dapat mengancam daya beli masyarakat yang ingin membeli rumah dengan skema KPR, sehingga investasi jangka panjang untuk membeli property menjadi berisiko dan tidak likuid. Namun saham-saham di sektor properti mencoba rebound setelah terjadi koreksi yang cukup dalam. Di tengah kondisi lesu sejumlah emiten properti konsisten melakukan ekspansi untuk memperkuat fondasi fundamental. Kenaikan indeks properti ditopang oleh kinerja keuangan beberapa emiten yang cukup positif serta valuasinya yang sudah cukup murah. Saham di sektor properti yang perlu dicermati yaitu BSDE yang memiliki landbank terbesar serta kondisi cashflow yang cukup sehat. Dilihat dari analisa teknikal pun saham BSDE membentuk golden cross atau adanya sinyal beli.

REKOMENDASI SAHAM

Tanggal 24 Mei 2018, Pakuwon Jati  Tbk. (PWON) ditutup menguat sebesar 7,86%. Jika dilihat dari indikator MACD yang akan membentuk Golden Cross atau sinyal beli. Jika dilihat dari analisa teknikal, saham PWON akan mengalami penguatan.

Rekomendasi : buy

Target price : 599
